Ethiopia’s Real Estate Development and Real Property Marketing and Valuation Proclamation establishes the legal framework governing property developers, marketers, brokers, valuers and advertising practices. Sellers and agents should review the official Proclamation No. 1357/2024 before marketing a property or development.
Local market update
The Ethiopia Property Centre Q3 2026 report analyzed 4,472 advertised sale listings. It reported a median asking price of Br11 million, based mainly on Addis Ababa listings. These are advertised prices—not independently verified valuations or final selling prices.
The report also recorded a median of 204 days to sell among only 29 completed sales observed during the previous 12 months. Because this is a small sample, it should be treated as a marketing indicator rather than a prediction. Sellers may benefit from realistic pricing, complete listing information and consistent follow-up.
